David J. Steinberg - Managing Principal

Mr. Steinberg is primarily responsible for sourcing, structuring and underwriting investment opportunities and identifying institutional capital partners for FrontView's investment activities. In addition, he often provides strategic analysis with respect to distressed joint ventures and real estate private equity funds. Mr Steinberg has closed in excess of $15 billion in transactions during the course of his real estate career.

Prior to founding FrontView, Mr. Steinberg was a Vice President at Antares Investment Partners, a real estate private equity and development firm, where he was responsible for the workout and restructuring of distressed joint ventures and other investment vehicles, and the structuring of the firm's investments and private equity funds. Before Antares, he was an attorney with the New York City offices of Paul, Hastings, Janofsky & Walker LLP and Schulte Roth & Zabel LLP. While at these firms, he represented private equity funds, investment banks and developers in all aspects of commercial real estate. He has represented investment banks in the origination and syndication of billions of dollars of mortgage and mezzanine debt. He has also counseled real estate funds in the acquisition of subordinate debt, including mezzanine, B-note and junior participation positions. In addition, Mr. Steinberg has represented private equity funds in acquisitions and financings in the United States, Asia, and Europe, including the acquisition of several multi-billion dollar real estate portfolios.

Mr. Steinberg earned a B.A. in Economics from Tufts University and his J.D., cum laude, from the University of Miami School of Law as a member of the Business Law Review.

Bret R. Salzer - Managing Principal

Mr. Salzer is primarily responsible for acquisitions, workouts and restructurings of distressed real estate loans, including mortgage and mezzanine level debt. In addition, he is responsible for formulating the firm's strategic plans with respect to taking control of assets by the acquisition of distressed debt positions in the capital stack.

Prior to founding FrontView, Mr. Salzer was the General Counsel of Antares Investment Partners, a real estate private equity and development firm. Before joining Antares, Mr. Salzer spent most of his career at Schulte Roth & Zabel LLP where he handled legal matters with respect to all aspects of commercial real estate. He has also represented private equity funds in connection with stock and asset acquisitions in excess of $10 billion, asset-based lenders in transactions valued at over $500 million, investment banks in securitizing loans of more than $600 million, and real estate companies in the acquisition of assets worth approximately $5 billion.

During his tenure at Schulte Roth & Zabel LLP, Mr. Salzer represented opportunity funds, landlords, tenants, and other clients in joint venture, leasing, sale leaseback, and other transactions. He also handled lending syndicates in loan workouts, foreclosures, bankruptcy proceedings, as well as the repositioning and dispositions of REO portfolios.

Mr. Salzer earned a B.A. in Government from Dartmouth College and his J.D. from the University of Virginia.

Marc C. Brooks - Director

Mr. Brooks is primarily responsible for managing the underwriting process for new investments and advisory assignments. During his career, Mr. Brooks has been directly involved in the origination and/or underwriting of approximately $460 million in subordinated debt investments on projects with a combined total capitalization exceeding $30 billion and has assisted in more than $810 million of acquisitions.

Prior to joining FrontView, Mr. Brooks worked as a Vice President in the Structured Debt Group at Deutsche Bank/RREEF, where he was primarily responsible for the origination and underwriting of mezzanine investments, B-Notes, bridge loans, and preferred equity on all property types throughout the U.S. Previously, he was a Senior Associate at CWCapital in Structured Finance in a similar role with much of the same team from RREEF. Prior to CW, Mr. Brooks was a founding member and the head of real estate and finance for a startup that opened the Sports Museum of America in Lower Manhattan in May of 2008. In this role, Mr. Brooks was responsible for evaluating potential sites; selecting and coordinating the work of outside consultants; sourcing debt; negotiating legal documents; structuring and modeling the financial terms for the investors; and securing private equity investment. Mr. Brooks also worked at The Carlyle Group in real estate private equity, where he was involved in all aspects of property acquisitions, development, and dispositions, including investment analysis, structuring, due diligence, and negotiating legal documents. Prior to joining Carlyle, Mr. Brooks worked as a consultant with Millennium Partners, a large mixed-use real estate developer in New York, and as a Consultant with Lincoln Property Company in Arlington, Virginia, in the Asset Management Group. Before joining Lincoln, Mr. Brooks worked as a Senior Consultant at CB Richard Ellis. At CBRE, Mr. Brooks was a member of the Financial Consulting Group, where he was responsible for the underwriting of investment property sales in the northeastern U.S., as well as financial analysis of a wide variety of real estate transactions.

Mr. Brooks earned a B.A. in Public Policy and History from Duke University, cum laude, and an M.B.A., in Finance, with Honors (Beta Gamma Sigma) from Columbia Business School.

FrontView has a diverse team of talented real estate investment professionals versed in all aspects of real estate structuring and restructuring, underwriting, capital markets, capital management, transaction execution and asset management.

Cyson Wong - Vice President

Mr. Wong is primarily responsible for sourcing new business opportunities and underwriting investments.

Prior to joining FrontView, Mr. Wong worked as a Vice President at Eagle MDF Group, a distressed debt fund focused specifically on the assets of life insurance companies, where he was responsible for the acquisition of fund investments. Before Eagle MDF Group, Mr. Wong worked at Eastdil Secured, a real estate investment bank, where he performed a variety of roles including equity sales, debt sales, equity raising, and advisory. During his tenure at Eastdil Secured, Mr. Wong was involved in the sale of assets including New York trophy office towers, shopping centers, hotels and a variety of real estate loans. In his advisory capacity at Eastdil Secured, he opined on asset level valuations of publicly traded hotel companies, various recapitalization structures and valuations for prospective take-private REIT transactions.

Prior to joining Eastdil Secured, Mr. Wong worked at Cushman and Wakefield in their Valuation Services Group and at Starwood Hotels as a project manager.

Mr. Wong earned a B.S. in Bioengineering from Cornell University and an M.B.A., with concentrations in Real Estate and Finance, from The Wharton School, University of Pennsylvania.

Gregory M. Guido - Advisor

Mr. Guido brings more than thirteen years of experience to FrontView. He has assisted in the acquisition and/or development of more than $500 million of multi-family, office, hospitality, industrial and retail properties. He also has consulted on real estate feasibility, development, repositioning, and valuation projects totaling more than $8 billion for companies such as Cerberus Capital Management, General Electric and Centro Properties.

Prior to joining FrontView, Mr. Guido was a Vice President at Antares Investment Partners, where he was responsible for sourcing, evaluating, underwriting, negotiating, and structuring potential investments in all real estate asset classes. Prior to Antares, Mr. Guido was an associate at The Praedium Group where he specialized in underwriting multi-family and office assets and an associate at Liquid Realty Partners where he focused on valuing and acquiring ownership interests in existing real estate funds and partnerships. Mr. Guido began his career in investment banking at SBC Warburg (now UBS) and then spent several years at Donaldson, Lufkin & Jenrette and at Credit Suisse First Boston. Mr. Guido is a board member of Whiterock Real Estate Investment Trust, a publicly-traded company based in Toronto, Ontario that specializes in acquiring and managing office, retail, and industrial properties.

Mr. Guido earned a B.A. in Economics from Middlebury College and an M.B.A. from Harvard Business School.

Christopher M. Bellapianta - Principal

Mr. Bellapianta has assisted in the acquisition of more than $135 million of multifamily and mixed-use acquisitions and has been involved in multi-use development projects with a total capitalization of over $3.5 billion. Mr. Bellapianta is responsible for the identification and execution of new investments and plays an active role in the firm’s capital placement efforts.

Prior to FrontView, Mr. Bellapianta worked in development at Harbor Point Development where he was responsible for portfolio-level underwriting and financing activities for Harbor Point, one of the nation's largest re-development projects totaling six-million square feet of new residential, office, retail, and hotel space. The Harbor Point development is a pioneer in the U.S. Green Building Council's LEED-ND pilot program. Prior to joining Harbor Point Development, Mr. Bellapianta served as Acquisitions Director for Atherton Newport Investments and was one of two individuals overseeing real property acquisition and development activities in East Coast markets. He began his career at Cushman & Wakefield where he was responsible for sourcing, negotiating, and closing leasing and sales transactions, primarily in New York City.

Mr. Bellapianta is actively involved with several charitable organizations including Project Renewal and The Avon Walk for Breast Cancer. He earned a B.A. in Economics and a B.A. in Environmental Science from Hobart College and holds a Masters in Real Estate Development from Columbia University.

Alan M. Silver - Vice President

Mr. Silver is primarily responsible for originating and analyzing new investment opportunities and for developing strategic resolutions for distressed assets.

Prior to joining FrontView, Mr. Silver was the Director of Acquisitions at Blesso Properties, a boutique real estate investment and development firm in New York City. Mr. Silver was responsible for sourcing, underwriting and negotiating for the purchase of underperforming assets and development sites in the Tri-State area. He also structured partnership entities with both institutional and non-institutional investors, assisted in design and construction management and developed strategies to reposition individual assets in the company's portfolio.

Before Blesso, Mr. Silver was an attorney in the New York City office Pillsbury Winthrop Shaw Pittman LLP. Mr. Silver worked in the litigation department, representing banks and multi-national corporations in lending disputes, securities litigation and bankruptcy proceedings.

Mr. Silver earned a B.A. in Philosophy and his J.D., cum laude, from Tulane University in New Orleans. He also earned a Master's Degree in Real Estate Finance from New York University.

Joseph Pabon - Asset Manager

Mr. Pabon brings over a decade of experience in commercial real estate to his role as asset manager for FrontView. Mr. Pabon's experience includes work as a securitized mortgage lender and a portfolio asset manager. Mr. Pabon will lend his expertise in asset management, investment analysis and property related services.

Previously, Mr. Pabon was Director of Asset Management for Antares Investment Partners, where he was responsible for the performance of 1.5 million square foot office, retail and hospitality portfolio. Mr. Pabon oversaw the restructuring of the operating business at Antares, including streamlining the budget, reporting and leasing processes. He led a team of asset managers in the day-to-day operations of the portfolio, provided sophisticated analysis of complex leasing scenarios, negotiated the successful restructuring of inefficient lender cash management waterfalls and controlled and completed the budget process for Antares' entire portfolio. Before Antares, he was a banker at Citigroup Global Markets Realty Corp. While at Citigroup, he closed over $3 billion in commercial mortgages earmarked for securitization.

Mr. Pabon earned a B.A. in English from Columbia University and an M.B.A. in Finance from Baruch College's Zicklin School of Business.

Richard L.C. Kulick - Vice President

Mr. Kulick is responsible for advising clients on capital structure, financing and valuation issues regarding performing and non-performing assets. Mr. Kulick is also responsible for the firm's principal investing activities, particularly in the lodging sector.

Prior to joining FrontView, Mr. Kulick was a senior associate at JF Capital Advisors, a principal investing and advisory firm, where he analyzed and negotiated hospitality investments across all levels of the capital structure. Prior to JF Capital, Mr. Kulick was an associate in UBS Investment Bank's Real Estate, Leisure and Lodging Group, where he helped advise clients on strategic and financing alternatives.

Prior to UBS, he practiced law for over four years in New York at Sidley Austin's Corporate Transactions group. In connection with his work, Richard structured and executed asset, stock, merger and reorganization transactions, in both friendly and hostile contexts. Representative deals include Kinder Morgan's LBO, Starwood's divestiture of Starwood Hotels and Resorts, AIG's acquisition of General Electric's life and auto insurance operations in the U.S. and Japan and KMC Telecom's restructuring.

Mr. Kulick received his M.B.A. from Columbia Business School, his J.D. from George Washington University School of Law and his B.A. from Colgate University.
